Measuring tape (get a wide one ie, 25mm, as you can run them out further)
Chisel with metal end that can be hammered (about 25-30mm wide)
Saw horses .Although more awkward to transport non-folding ones are safer. I find proprietory ones are too low for most purposes but they can be built up with framing timber.
Punches: one small tapered, one medium tapered
A cut off roofing punch can also be very useful
Pair pincers
Sharpening stone for chisel
Medium size jemmy
Mash hammer
rasp
1200mm spirit level
pocket or torpedo level (optional). good to keep in your nail bag which is next on the list

G clamps- a couple of 200mm are good
Sliding clamps are good for holding down timber while you work on it, but not for securing anything that could fall down causing injury /damage. Get one good one' rather than a load of cheap ones
Set of steps/ladder- aluminium for preference. If you can only afford one ,a universal type- ladder, steps, and platform all in one- though they do tend to be heavier than ordinary aluminium ones

If you have a larger budget
Battery drill- the best you can afford. Make sure it has two batteries and reasonably fast charge.

driver bits-12 & 14 gauge tek , no. 2 philips, batten screw
if using thick timbers, a spade bit extension can be useful.
Long handled post hole shovel
Power tools in order of usefulness
1/ 180mm circular saw
2/ planer
3/ belt sander
4/ reciprocating saw (like a giant jigsaw) The blades for these can be expensive
5/ mains drill, two speed with hammer attachment (this should come second on the list if you have no battery drill)
